On the flip side, if you price your home too low, it may not appeal to the right buyers either. Buyers may be skeptical of why your home is underpriced and assume there is something wrong with it.
The House Itself
Even if the price is perfect, there may be something about your home that keeps it from selling. Do you live near an airport or other busy commercial area? Does your backyard have a view of the Interstate? Does your home have a physical flaw that is obvious? All of these are reasons your home may not sell. If any of these questions describe your home, your price will need to compensate for this flaw to get the attention of buyers.

1. Condition: this will greatly impact your price and the interest of buyers.
2. Curb appeal: If a buyer isn’t attracted to the outside of your home, they aren’t going to want to come inside. Make sure your yard and home exterior look their best before the sign goes in the yard.
3. The inside matters too. Homes should be neat, clean and decluttered before photos are taken and buyers come inside. Staged homes sell better than non-staged homes too.
